Submit your application and you'll receive an email with the home price you've been approved for. The application uses a soft credit check — no impact to your score.

Find Your Dream Home
Shop on and off-market homes with Jana. Berry-Rock Homes will purchase any home you choose, so long as it appraises, is insurable, and you have 7% for Option Money.

Submit Your Offer
Jana submits the offer and negotiates on your behalf to get the home under contract for purchase. You won't have to navigate any of this alone.
Step 4
Pay Option Money
Pay the 7% Option Consideration on your chosen home. These funds are refunded if your offer is not accepted. You have 3 days from the Contract Effective Date to deposit.
Step 5
Inspections & Appraisal
Once a contract is in place, an appraisal and inspection are ordered to ensure the property meets expected safety standards before you move in.

To help you make informed decisions, we've compiled answers to some of the most commonly asked questions.

Do I get credit for the Option Consideration?

Your 7% Option Consideration will get credited to you once you obtain your mortgage. Berry-Rock collects it within 3 days of putting a contract on the home you select. If it is not funded within 3 days of the contract we will automatically cancel the contract and you will be ineligible to go through our program with another house. Due to this policy please be sure to have all funds available for your 7% Option Consideration at the time Berry-Rock places an offer on your home. Once you become mortgage eligible and purchase the home back from Berry-Rock it counts as earnest money with the Guaranteed Right to Purchase.

What does the Monthly Payment Include?
